During their search, most buyers see hundreds of houses.?Making yours stand out, in a good way, will help it stay at the top of the list?when it?s time to make that final decision.?Even if you know it could use some help,?it?isn?t always easy to hear the changes you need to make.?However, it?s better to get your ego a little bruised in the beginning, if that?s what gets the job done!

Staging is an important part of the process when marketing your property.?Many sellers hear the phrase ?staging your house to sell? and they think it will cost too much or they say, ?We are still living here! How can we ?stage? the house?? I am here to give you a realistic approach to styling your home for the market.

Unless you are selling a fixer-upper, you want to help potential buyers visualize living in the house RIGHT AWAY! That means making your home move-in ready ? possibly even making an offer on the furnishings. Less to move, right? You?ve heard the old clich?,??You don?t get a second chance to make a first impression.? That is one cliche that is especially true when it comes to showing your home.

Be sure to pay attention to detail on the exterior. After all, it will be the first thing potential buyers see. Clean up all landscaping and make sure everything has been maintained properly.?An easy way to spruce things up is to plant some colorful, low mantenience flowers.?If you decide to plant, make sure you get enough to make an impact.

Give the entryway a good cleaning, buy a new mat and put up a doorhanger or pretty knocker.?Pick an updated color and paint a fresh coat on the door.?Be sure the light fixtures and door hardware are of a current style and attached and working properly.?Buyers will have a hard time getting past the door if the key gets jammed!!!

As a Realtor, I can tell how a showing is going to go the moment we walk through the door.?Be sure the entry is so fresh and so clean-clean!?It will set the ?stage? for the showing.?No pun intended. :)

Use simple, practical ways to increase value to your home any chance you get.?One way is to turn the entry into a beautiful, yet functional, space fitting to the style of the house.

Most buyers can benefit from a well-organized space near an entrance to store everyday items.?A customized mudroom or a coat closet turned storage niche are two practical ways to add value. Even if it?s just relocating some of your current furnishings to be more versatile and user-friendly.

Be sure to stage and style in ways to?accentuate your home?s features, downplay its weaknesses and appeal to as many people as possible. Although it only takes ONE buyer, it?s fun to have a few buyers competing. Of course, when that happens the sellers are occassionally tempted to keep it for themselves. :)
